An overview of our sales process:
Our unique acquisition strategy enables us to find and purchase properties at a steep discount from market value. While we profit from the resale of these properties, we strive to pass along great savings in a win-win transaction.
All of our properties are sold free and clear with a Warranty Deed. Buyers who prefer to close with a title company can usually expect to pay $400-$500 in settlement fees. We recommend Express Title Services of Citrus. We have no affiliation with Express Title, but we have always found them to be prompt, courteous, and professional. Additionally, as we frequently employ their services when we purchase properties, they will have the most up-to-date information to facilitate a fast closing at resale.
For buyers on a budget, we can accommodate a straightforward exchange of deed for payment. Buyers who choose this option will still receive a Warranty Deed, but they will not be provided with a title search or title commitment. All due diligence will be the sole responsibility of the buyer.
